Happy Capital LLC is an Oklahoma based lender for real estate flippers and investors. We offer 6 month hard money loans to help you buy great deals and renovate them so you can either sell them or refinance them.

If you are well experienced in property renovations, flipping or the BRRR strategy we’ve got an offer for you.
We offer a first position mortgage for 6 months at a 12% annualized interest rate with monthly interest only payments and 2 points origination fee paid at initial closing.
As long as the deal works we’ll fund 100% of the purchase price and the renovation as well.

For experienced investors looking to keep their cash and pay interest and origination fees when the property is finished being renovated and is sold or refinanced.
We offer a 6 month 13% annualized interest rate with 3 points origination paid when sold.

If you’re newer to the flipping or BRRR game but have come across a great deal we may be willing to work together. Because this is more risky we’d help analyze the deal and set up a clear construction draw schedule to keep things on track throughout the project.
We offer a 14% annualized interest rate with monthly interest only payments and a 4 point origination fee paid when you purchase the property.
